🏠 Mortgages in Cyprus Become More Expensive Again: Interest Rates Rise Following the Middle East Crisis
Even though the European Central Bank has not raised its key interest rates, mortgage costs in Cyprus have started increasing again.
📍 The rise began after tensions escalated in the Middle East at the end of February.
What has changed:
🔹 interest rates for new housing loans increased from 3.45% in February to 3.86% in March;
🔹 short-term fixed-rate mortgages have seen the most noticeable increase;
🔹 similar trends are also being observed in the United States, Germany, and the United Kingdom.
Earlier in 2026, mortgage rates in Cyprus had actually been gradually declining.
Why is this happening?
Experts believe financial markets have started pricing in risks of renewed inflation and more expensive borrowing costs — even without any changes to the ECB’s benchmark rate.
Another noticeable trend is emerging:
🔹 residents of Cyprus are increasingly moving away from variable-rate mortgages and choosing fixed-rate options during the first years of repayment.
While in 2022 almost all new mortgages carried variable rates, their share has now dropped to 12.2%.
Against the backdrop of rising property prices and rental costs, the situation could become another major challenge for those planning to purchase real estate.

💶 Calculation Error Increased Debt on an Old Loan by €260,000: Cyprus Court of Appeal Decision
A long-standing bank loan case in Cyprus has been unexpectedly reconsidered after a mistake was discovered in the currency calculations.
📍 The Court of Appeal ruled that the debt should have been calculated in Cypriot pounds, not in euros — since the Cypriot pound was still the country’s official currency before the adoption of the euro.
What happened:
🔹 the loan was issued in 2000 and terminated in 2005;
🔹 the court of first instance originally calculated the debt directly in euros;
🔹 it was later determined that the euro had not yet been in use in Cyprus during that period.
After recalculation, the amount increased significantly:
▪️ principal debt: €562,602 instead of €329,277;
▪️ account debt: €63,710 instead of €37,288.
The total difference exceeded €260,000.
The court described the situation as an “oversight error” and partially amended the original ruling.
📌 The case shows that even decades later, old loan agreements and technical errors can unexpectedly lead to serious financial consequences.

📱 Complaints About SMS, Viber and Public Disclosure of Personal Data: What Happened During the Cyprus Elections
During the parliamentary elections in Cyprus, residents continued to raise concerns about the use of personal data and unwanted political messaging.
📍 Commissioner for Personal Data Protection Maria Christofidou stated that the number of complaints was lower than during the 2021 elections.
Residents reported complaints about:
🔹 phone calls from political organizations;
🔹 SMS campaigns;
🔹 messages sent through Viber;
🔹 two cases involving the public disclosure of voters’ names and personal information.
To monitor the election process, staff from the Commissioner’s office carried out inspections at approximately 400 polling stations across the island.
According to the Commissioner, many complaints were linked to misunderstandings about which issues actually fall under personal data protection rules.
❗ One important point: if a person previously gave consent for their contact details to be included in political party databases, such communication may be considered lawful.
Maria Christofidou also emphasized that respect for privacy and the protection of personal data remain an important part of the democratic process.

🐙 Beachgoers in Cyprus Spot an Octopus Right Near the Shore
An unusual moment was captured on video at one of Cyprus’s beaches: people relaxing by the water noticed a strange black “cloud” in the sea — apparently an octopus had released ink.
As they moved closer, they realized the sea creature was in very shallow water, just a few meters from the shore. While octopuses are not uncommon around Cyprus, seeing one this close to the beach is still a special moment.
Octopuses do not release ink for decoration — it is a defense mechanism that helps confuse predators and gives them time to escape and hide.
📌 If you spot an octopus, sea turtle, or any other marine animal near the shore, it’s best not to touch, scare, or try to pull it out of the water. Just enjoy the moment, take a nice video, and let it swim away peacefully.
