π Mortgages in Cyprus: what banks require and what income young couples need
Buying a home for young people with low or middle incomes is becoming increasingly difficult. Property prices are rising, saving for a down payment is hard, and banks impose strict requirements. According to Eurostat, the average age of moving out of parents' home in Cyprus is 27.5 years (above the European average of 26). Young people simply cannot afford to buy or even rent a home.
What income do banks require?
There is no single figure. Banks assess solvency using the DSTI index: the monthly loan payment should not exceed 35β40% of net income. In practice, this means:
Β· for a single person β net income from β¬1,500 to β¬2,000 per month (depending on the loan amount);
Β· for a couple β incomes can be combined, which makes approval easier.
If a couple has children, the bank adds expenses: β¬220 per child under 15 and β¬370 per child aged 15β18.
Important conditions
Β· Good credit history and no debts to other banks (the ΞΑ΀ΞΞΞΞ£ system checks everything).
Β· Down payment β at least 20β30% of the property's value from your own funds.
Β· Banks conduct stress tests: for example, a 15% rate increase or a 20% drop in income.
If the DSR (debt-to-income ratio for all debts) exceeds 80%, the application is automatically rejected by law.
Calculation examples
Β· Apartment for β¬200,000: down payment β¬40,000β60,000, income β¬1,600β2,000 per month.
Β· Apartment for β¬250,000 for a couple: family income β¬2,500β4,000, down payment at least 30% (β¬75,000).
Β· Over β¬300,000: couple's income β¬3,500β4,500, down payment β¬90,000.
Borrower age around 30 years, repayment can be stretched to age 65β70, which reduces the monthly payment.
State assistance
The Cypriot government is trying to ease the situation. Since March 2, 2026, mortgage plans for youth up to age 41 have been in effect: a one-time grant of up to β¬50,000 for a first home in mountainous, remote, or rural areas. An additional β¬11 million was recently added to support another 277 young couples. A total of 1,018 applications have been received, with the first 400 recipients already approved (total subsidy amount β¬14.5 million).
Property prices have risen by 60% since 2013. The issue of affordable housing is an EU priority. On May 12 in Nicosia, within the framework of the Cypriot presidency, an informal ministerial meeting will be held where the problem will be at the center of discussion. π‘π

πͺπΊ Cyprus supports Moldova's accession to the European Union: Christodoulides makes statement during historic visit
On May 9, President of the Republic of Cyprus Nikos Christodoulides arrived in ChiΘinΔu for the first official visit by a Cypriot president to Moldova. The occasion was Europe Day, and the leaders of the two countries β Cyprus and Moldova β discussed the future of European integration, as well as the common challenges facing both states.
Why is this visit important?
Until now, no Cypriot president had visited Moldova. Christodoulides used the first visit to emphasize the main point: EU enlargement is not a bureaucratic process, but a geopolitical necessity. Cyprus, which holds the presidency of the EU Council in the first half of 2026, has made the issue of admitting new members one of its priorities.
What did the leaders say?
At a press conference with Moldovan President Maia Sandu, Christodoulides called her a "true European" and noted the courage of the Moldovan people. Sandu, in turn, thanked Cyprus for its consistent position. She recalled that both countries share similar pain: occupied territories (Transnistria for Moldova and the north of Cyprus) and an ongoing struggle for sovereignty.
Christodoulides stated that a stronger European Union is an enlarged European Union. According to him, Cyprus's accession to the EU in 2004 completely changed the country for the better, and Moldova can follow this path. He expressed hope that official negotiations on the first accession package for Moldova will start as early as June.
Aid is already on its way
The EU recently allocated β¬200 million to Moldova to support its economy, infrastructure, and labor market. Additionally, ChiΘinΔu and Nicosia are negotiating a bilateral social security agreement β the first step was taken after Sandu's visit to Cyprus in December 2024.
Christodoulides thanked Moldova for its support of the sovereignty and territorial integrity of the Republic of Cyprus. Sandu confirmed that she advocates for the reunification of the island in accordance with UN resolutions. π²π©π¨πΎπ€

π° Larnaca will not cut water this summer, but residents are asked not to waste it
The head of the Larnaca District Self-Government Organization, Angelos Hadjivaramalambus, stated that the city and surrounding areas will be able to avoid rolling water cuts during the warm season. However, he immediately warned that it is too early to relax. If residents do not start treating the resource more sparingly, serious disruptions could occur as early as next year.
What has already been done to save water?
By June, 27,500 "smart" water meters will be installed in the region. They connect to a phone and can signal a sudden spike in consumption β helping to detect hidden leaks in time. According to Hadjivaramalambus, the devices will become a key tool in combating water losses that go unrecorded and unpaid.
Simultaneously, a tender has been announced for the purchase of aerators β special faucet attachments. They reduce the flow pressure, barely changing the user's experience, but significantly lowering consumption. The tender was launched back in January, but when the attachments will arrive at the organization is still unclear. Once they do, they will be distributed to residents and businesses.
Where are pipes being replaced?
Water supply inlets have already been renewed in Kiti and Athienou. In Oroklini, three million euros have been allocated for a complete replacement of the old network, which constantly breaks down and creates emergency situations.
What about debts?
They are few, the situation is calm, and there is no serious problem, Hadjivaramalambus assured.
What can residents do themselves?
The head of the organization called on everyone to help save water at home. Here are four simple steps:
Β· monitor meter readings and set up notifications in the app β this will quickly indicate a possible leak;
Β· water plants only early in the morning or after sunset β otherwise, the water will evaporate before it can nourish the soil;
Β· do not waste water unnecessarily β for example, do not leave the tap running while brushing your teeth;
Β· as soon as aerator attachments become available β be sure to install them; there is almost no difference in comfort, but the savings are tangible.
"This year we have water, and we will not shut off supply. But if we don't help save now, the situation could be very different next year," Hadjivaramalambus concluded. π§πΏ

π°Two in Nicosia caught counterfeiting: tried to pay with fake β¬200 at a kiosk
In Nicosia, a 22-year-old man and a 19-year-old woman have been detained on suspicion of using counterfeit money. The incident occurred around four in the morning at a kiosk. The young man bought some products and paid with a β¬200 banknote. The cashier asked for change, but police who were nearby quickly intervened.
What was found?
A preliminary check showed that the note was most likely fake. The man was arrested on the spot. His car was parked near the kiosk, and inside sat the 19-year-old woman. In the vehicle, officers found 17 packs of cigarettes and β¬300 in β¬50 notes β all of which were seized as evidence.
A search of their home in Nicosia yielded even more: officers found β¬1,760, including five β¬200 banknotes β also preliminarily believed to be counterfeit. The woman could not clearly explain the origin of the money, and she was also detained.
Both have been arrested under court warrants and taken into custody. This morning they are to appear before the Nicosia District Court to decide on further detention. The investigation continues. ποΈπ

π Turkey allows more than 15 Turkish Cypriots to enter: entry ban lifted
Turkish authorities have lifted entry restrictions for more than 15 Turkish Cypriots. Their names were previously on closed lists banning them from crossing the border. This was announced by Turkish Cypriot leader Tufan ErhΓΌrman during a press conference following his meeting with Cypriot President Nikos Christodoulides on May 8.
What are these lists?
The issue concerns the so-called N-82 and G-82 registers. The first means a person needs special permission through an embassy. The second is a complete entry ban (this status is used against individuals whom Ankara deems a threat to national security). The lists are not made public, and most people only learn about the ban when they arrive at the border.
Why has this news caused a scandal?
ErhΓΌrman announced the lifting of restrictions as his own achievement. But the "Prime Minister" of northern Cyprus, Γnal Γstel, immediately criticized him. According to Γstel, the authorities have been working on this issue for about four years, the process is not yet complete, and public statements could harm the remaining cases. "A delicate process cannot be turned into a party success story," Γstel stated.
"Transport Minister" Erhan ArΔ±klΔ± added a touch of irony: he reminded that ErhΓΌrman himself, when he was head of the TTP party, raised this issue at meetings with Turkish officials. "Now he is the first to announce the news. If this is a success β who gets the credit? The president, of course," ArΔ±klΔ± noted.
The authorities of northern Cyprus state that negotiations regarding other people remaining on the lists continue. The process is not yet complete. For many Turkish Cypriots, the situation remains painful, as the Turkish authorities have never officially explained the reasons for inclusion on the prohibited lists. π§π

π Promised change, but started with backroom deals: what's happening in Cypriot politics
In Cyprus, before the elections, new politicians have appeared who promise: "We are not like the old parties, we will get rid of backroom deals and corruption."
It sounds good.
But rumors are already circulating: one of the old parties β AKEL β and the new movement "Jump" are discussing who will get which positions after the elections.
π who will become president
π who will lead parliament
And here is the main paradox π
One of the leaders of the "new" β Odysseas Michailidis β built his image as a man "against the system."
But, it seems, everything is going according to the old scheme:
first loud promises,
then β negotiations and division of seats.
π€ What does this mean in simple words?
Nothing new:
some politicians may leave,
but the rules of the game remain the same.
Conclusion:
faces change β
but the system itself does not.

π¬π·π¨πΎ President of Cyprus to address the Greek parliament β something that hasn't happened in 16 years
Nikos Christodoulides is preparing for an important step. On May 14, he will address Greek parliamentarians. The invitation came from the President of the Greek Parliament, Nikitas Kaklamanis.
Why is this event significant?
Because the last time a Cypriot president addressed deputies in Athens was in 2010. That was Dimitris Christofias, on the occasion of the 50th anniversary of the proclamation of the independence of the Republic of Cyprus. Now it is a different historical moment, and Christodoulides, it seems, will speak about the pressing problems of the island and the relations between the two countries.
On the surface β just a protocol event. In essence β a demonstration that Cyprus and Greece remain allies even after 16 years of silence at this level. For Greeks and Cypriots, this is always a signal: "We are together." And for politicians β an opportunity to remind everyone of their positions ahead of European elections and the complex situation in the region. In short, a reason to follow the news on May 14. ποΈπ€
