🏗️Serious problem found with construction sites in Cyprus: more than half of inspected properties have violations
Across Cyprus, local authorities have begun spot‑checking building permits. An inspection in Nicosia revealed an alarming picture: out of 13 sites examined, only two were fully compliant. Four had minor violations, and seven had serious ones. That means 54% of the checked construction sites have serious problems.
⚠️ The most common violations are:
— exceeding permitted building parameters
— insufficient or incorrectly arranged parking
— building too close to the neighbouring plot
💥 What are the consequences?
If a building has already been constructed, disputes with neighbours, legal proceedings and even problems with the recognition of the property as lawful may arise. This poses a risk for those who have already bought such property or invested money in it.
✅ What are the authorities doing?
For serious violations, the town planning certificate and the building permit itself can be revoked. If construction has already begun, measures are applied in accordance with the law.
📋 Why has the problem become more visible?
Cyprus has an accelerated permit issuance system.
— Class A (up to 2 houses) — up to 40 working days
— Class B (up to 12 units, up to 4 storeys and up to 20 apartments) — up to 80 working days
In the past, people waited years for permits; now the process is faster. However, specialists warn that speed does not always mean quality of checking. Moreover, the online platform "Ippodamos" through which applications are submitted is not perfect and may fail to flag incomplete data.
📌If you are buying a new property in Cyprus, it is essential to check in advance that the project's documentation is in order. Otherwise, you could end up with a home that has legal issues.

⛪️Church conflict in Cyprus: former Metropolitan Tychikos given a "yellow card"
The Holy Synod of the Orthodox Church of Cyprus is preparing an official warning for former Paphos Metropolitan Tychikos. In essence, he is being given a final chance: if the situation recurs, he could be defrocked — meaning formally removed from ecclesiastical service.
⚠️ What happened
The trigger was an incident at a church in Paphos on Sunday. Tychikos arrived there in full ecclesiastical vestments. The Synod believes this was not simply a visit for prayer, but a demonstrative act against the decision of the church leadership.
The Synod also believes that during the incident he:
— pushed the church's priest
— performed a commemoration during the service
Tychikos denies this.
⚖️ Why this matters
Opinions within the Synod are divided:
— some believe Tychikos should be punished immediately and harshly
— others propose giving him a final warning for now
Ultimately, an intermediate option was chosen — an ultimatum.
📌 What happens next
If Tychikos:
— violates the Synod's decision again
— or obstructs the work of the new Paphos metropolitan once elected
then the matter of his defrocking will be brought back for consideration.
In simpler terms: he has not been defrocked for now, but has been officially warned that a similar step next time could end very seriously.
Some Synod members also believe that Sunday's incident may have been premeditated to attract attention, especially given the backdrop of demonstrations by Tychikos's supporters.

🚗 Six Chinese EV brands entering the Cyprus market: what will change for buyers
Cypriot car dealers are in negotiations with six Chinese electric vehicle manufacturers. The goal is to expand the range of affordable EV models on the island and increase competition.
🤝 Which brands are on the way
Distributors are in talks with Chery, Geely, Jetour, Lynk & Co and OMODA . P.M. Tseriotis has already signed an agreement with NIO — its debut is planned for 2027 .
🏆 Who is already on the market
BYD (operating through Alpan) is the leader of the Cypriot EV market:
· 1st place in EV sales for three consecutive quarters
· Market share: 32.1% among fully electric vehicles, 34.2% among plug-in hybrids
· 5.2% of the total market (including petrol cars)
Popular BYD models in Cyprus:
· Dolphin Surf — from €20,990 (compact electric car)
· Atto 3 — from €33,990 (electric crossover)
· Seal U DM-i — from €35,990 (plug-in hybrid)
· Sealion 7 — from €49,990 (electric D-SUV)
MG Motor operates through Michaels Electric Cars Ltd, and XPeng through Andys Agathocleous Motors Ltd .
⚠️ One problem — right-hand drive
All Chinese brands supply left-hand drive vehicles to Europe. Right-hand drive versions are delayed. This affects Cyprus, the UK, Ireland and Malta — so the arrival of new models may be postponed .
💰 How this will affect prices
There are no specific price lists for the new brands yet. But indicators are already visible:
· BYD has opened a range from €20,990 to €49,990
· Chery is building a plant in Spain (inside the EU) to avoid import duties — this will lower prices
For comparison: in 2025, the government allocated €21.5 million for EV subsidies (about 2,500 grants). The 2030 target is 85,000 electric vehicles on Cyprus's roads.
📈 What is happening in the market
Cyprus's EV market is growing at about 11.5% per year and was valued at $136.6 million in 2025 . The share of pure EVs in new registrations remains at 4.9%, but hybrids have grown from 42.9% to 50.3% .
⚔️ Competition is intensifying
Volkswagen, Renault and Hyundai will come under price pressure in the mass segment. Tesla is already losing ground in Europe — competition with NIO in the premium segment will add pressure .
💡 What this means for you
· EVs are becoming more affordable. BYD already offers cars from €20,990 — comparable to a new budget petrol car.
· Choice is expanding. Instead of 2–3 brands, soon there will be 7–8.
· But you will have to wait. Right‑hand drive versions of new models are delayed.
· State subsidies will continue — the Transport Minister has confirmed a new grant programme until 2030.
Chinese brands are no longer just a "cheap alternative". In quality and technology, BYD already competes with European and Japanese brands. If you are planning to buy an EV, in a year or two the choice will be much wider and prices lower. The main question is right‑hand drive. Once the Chinese launch right‑hand drive versions (and they will, it's a matter of time), the Cyprus market could change dramatically. 🚘🔋

🧪New study: early childhood exposure to 'forever chemicals' (PFAS) linked to increased risk of leukemia
Researchers at the University of California, Irvine (UCI) have published a study in the Journal of Exposure Science & Environmental Epidemiology finding a link between children's exposure to PFAS ("forever chemicals") and a higher risk of acute lymphoblastic leukemia — the most common childhood cancer .
🔬 What are PFAS?
· Per- and polyfluoroalkyl substances
· Called "forever chemicals" because they barely break down in nature
· Found in drinking water, non-stick cookware, waterproof clothing, food packaging
· Can accumulate in the body over time
📊 How the study was conducted
Researchers analysed dried blood spots from 125 children diagnosed with acute lymphoblastic leukemia (aged 0–14) and 219 healthy children. All were born in Los Angeles County between 2000 and 2015 .
· Newborn blood spots were examined
· Maternal addresses were cross-referenced with PFAS contamination data in drinking water
· The study builds on earlier research tracking PFAS in drinking water among over 40,000 California children
⚠️ Findings
· 17 types of PFAS were detected in the children's blood
· PFOA and PFOS (the most common types) showed up at the highest levels
· Children with higher levels of these substances had increased odds of developing leukemia
· Combined exposure to multiple substances further increased the risk
❗ Study limitations
· The study does not prove cause and effect (only correlation)
· The sample size is relatively small
· Researchers estimated risk increases but noted that estimates were not precise
📌 Previous research by the same group linked PFAS in drinking water to an increased risk of several childhood cancers in over 40,000 California children. The new finding adds to the growing body of evidence that "forever chemicals" may increase the risk of childhood cancer.

🏙️Limassol: new 93-metre office skyscraper — 24 floors for 600 employees
A 93-metre, 24-storey office tower is planned for the Tsiflikoudia area. The project is currently at the stage of obtaining permits and undergoing an environmental impact assessment.
📍 Where it will be located
The building will be situated next to the new traffic light at Limassol port, close to the coastal road. An existing small company building will be demolished to make way for the tower. The site adjoins the client's current offices.
🏗️ Client and budget
The developer is the shipping company Interorient Shipmanagement. The budget is approximately €50 million. The total built area will be 10,185 m². The tower is intended primarily for office use and will accommodate around 600 employees.
The building will include three underground parking levels, a gym and a cafeteria for company staff only. The architecture firm is Eraclis Papachristou Architects.
🌿 Energy efficiency
The building is designed to be energy efficient:
· Solar panels will cover 25% of electricity needs
· Shading systems are planned according to the building's orientation
· Bioclimatic design elements will be incorporated
📏 How it will fit into Limassol's skyline
The 93-metre tower will become a noticeable addition to the business district and will rank among the tallest office buildings in the city, though it will be roughly half the height of the residential skyscrapers on the seafront:
· One Limassol and Trilogy West Tower — 170 metres each (residential)
· Trilogy East Tower — 160 metres
· Ritz-Carlton Residences — 138 metres
· Aura Tower (planned) — 181.5 metres
📅 When will it be built
Once all necessary permits are obtained, construction is expected to take about 34 months.
