In Cyprus, real estate taxes are relatively low compared to many other European countries. Here’s an overview of the main taxes related to property ownership and transactions:
1. Property Transfer Fees
When purchasing property, buyers must pay transfer fees to register it in their name. These fees are calculated on a sliding scale:
• 3% on the first €85,000 of the property value
• 5% on the amount between €85,001 – €170,000
• 8% on any amount above €170,000
Discounts:
• 50% reduction applies to all purchases.
• Exemptions apply if VAT was paid on the property.
2. Stamp Duty
Stamp duty applies to property sale agreements:
• 0.15% for property values up to €170,000
• 0.20% for amounts exceeding €170,000
• Maximum stamp duty is €20,000
3. VAT on Property
• 19% VAT applies to new properties.
• A reduced 5% VAT applies to first-time buyers (for the first 130 m² of a home up to 190 m²).
4. Immovable Property Tax (Abolished since 2017)
• There is no annual property tax in Cyprus anymore.
5. Municipal Property Taxes & Fees
• Local municipal taxes apply based on property value and range from €50 to €250 per year.
• Refuse collection, sewerage, and street lighting fees may also apply depending on location.
6. Capital Gains Tax
• 20% tax applies on profits from selling property.
• Exemptions and allowances apply (e.g., €85,430 exemption for a primary residence if lived in for at least 5 years).

Это не был финансовый совет, я даже не живу на Кипре пока))
Лучше уточнить у кого-то кто разбирается и у кого есть опыт.
Я просто предположил 🙏🏽
