Looking for Property manager in Limassol!

A Property Manager is responsible for overseeing the daily operations, maintenance, and financial performance of residential, commercial, or mixed-use properties, follow up new projects. They ensure properties are well maintained, tenants are satisfied, and rents are paid on time.

Key Responsibilities
Property Operations
o Manage day-to-day operations of assigned properties.
o Ensure properties are clean, safe, and properly maintained.
o Coordinate repairs, maintenance, and inspections.
• Work with authorities such as water board, electricity board, transfer bills

Tenant Management
o Market available units and coordinate property showings, rentings.
o Screen and select tenants (background and credit checks).
o Prepare and manage lease agreements.
o Address tenant inquiries, complaints, and requests.

Financial Management
o Collect rent and other fees.
o Prepare property budgets and financial reports.
o Monitor expenses and approve vendor invoices.
o Ensure rent is paid on time and handle delinquent accounts.

Vendor & Contractor Management
o Hire and supervise maintenance staff, contractors, and service providers.
o Negotiate service contracts and ensure work quality.

Legal & Compliance
o Ensure compliance with local housing laws and regulations.
o Enforce lease terms and property policies.
o Handle eviction procedures when necessary.

Reporting & Communication
o Provide regular updates and performance reports to director.
o Maintain accurate records of leases, maintenance, and finances.

Required Skills
• Strong communication and interpersonal skills
• Organizational and time-management abilities
• Basic financial and budgeting skills
• Problem-solving and conflict resolution
• Knowledge of property management software
• Greek, English knowledge is a must, Russian will a plus

Qualifications
• Bachelor’s degree in business administration, real estate, or property management (preferred but not always required)
• Experience in real estate, leasing, or property management
• Knowledge of local property laws and regulations
