#Vacancy #Limassol #Construction Director Fast growing development company has opened a vacancy for a project manager. Today, the company's
portfolio includes projects with a total area of over 9,000 m2. An apartment building, gated complex,
villas and a restaurant. The projects are at different stages and most are in the development of design
documentation, obtaining permits and tenders, and preparing for construction.



MAIN DUTIES AND RESPONSIBILITIES
 Comprehensive project management of apartment buildings, villas and other types of buildings
with an area from 1 thousand to 10 thousand square meters. Working with several projects at
once.
 Development of a project timeline. Project approval roadmap. Tracking deviations from the plan
and preparing reports.
 Preparation of technical specifications and requirements for design and construction work.
 Developing concepts, including the expectations of the Sales Director. Evaluation and consulting
on finishing materials based on cost-effectiveness. Completion of schedules and estimates (with
QS support) in accordance with the completed conceptual design.
 Conducting tenders to select organizations and companies. Signing contracts and tracking stages
of implementation and payments.
 Quality control of design and construction work. Development and presentation of a quality
control system. Organization of technical supervision of construction by the Customer.
 Preparing a project budget, monitoring changes to the budget and project deadlines. Monitoring
the expenditure side of projects in accordance with the approved budget. • Organization of the
preparation of the initial permitting documentation necessary for construction and subsequent
support of the approval process;
 Interaction with contractors, authorities, neighbors, supervisory and control organizations during
the implementation of construction projects;
 Communication with all internal divisions of the company and preparation of reports.
 Commissioning of projects



POSITION REQUIREMENTS
 Bachelor's degree in Civil Engineering, Architecture or Costing
 Minimum 3 years of experience working with development projects and on construction sites.
 Experience in managing development projects from the initial stage to delivery.
 Fluent in English and Greek or Russian.
 Responsible and a person who can be trusted. Strong leadership character
 Ambitious and able to learn and adapt quickly.
 Possible to multitask.
 Attention to detail and critical thinking.

industry in Cyprus. We are seeking an experienced accountant manager to manage day-to-day accounting and treasury,
will be an advantage to have an experience in development and construction. The ideal candidate will play a crucial role
in maintaining the financial health of the company by ensuring accurate accounting records, processing with invoices,
agreements and payments. At current we are expanding the internal team of the Limassol office, and we are looking for
an english and ukrainian (russian)-speaking accountant to join our Finance Department.



The successful Candidate will be the one who prioritizes accuracy, efficiency, and teamwork in financial operations. We
are seeking a dedicated and experienced Accountant to manage our daily accounting tasks and ensure the smooth
running of our financial processes.

Key Responsibilities:

Contract management:
• Conduct and manage contracts with buyers and suppliers, ensuring all terms are adhered to and aligned with
company policies.
• Maintain and update the contract register, tracking all active and completed contracts.
• Control the receipt of original documents and ensure they match scanned copies.
• Work closely with internal departments and external partners.
Payment Processing:
• Prepare payment requests and process payments, ensuring accuracy and adherence to internal controls.
• Facilitate the opening of company bank accounts and efficiently process payment transactions, ensuring
compliance with internal controls and banking regulations.
• Manage both accounts payable (AP) and accounts receivable (AR), ensuring timely payments to suppliers and
collections from buyers.

Document Management:
• Archive and maintain a comprehensive and organized database of contracts, invoices, and other relevant
documents for easy retrieval and audit purposes.

Financial and Operational Coordination:
• Collaborate with the finance department to ensure accurate and timely financial reporting related to contract
activities.
• Provide information to the outsourcing firm and auditor for the preparation and submission of VAT and CIT
declarations and IFRS financial statements.
• Monitor and report on key contract milestones, payment deadlines, ensure smooth contract execution,
prepare invoices for clients, and send them via email.

Qualifications:
• Minimum of 3-5 years of experience in accounting/bookkeeping;
• Bachelor’s degree in Audit and accounting or a related field. A degree in accounting is not mandatory;
relevant experience is highly valued;
• Knowledge of 1C/BAS;
• Excellent organizational and document management skills;
• High attention to detail and ability to work with tight deadlines;
• Ability to work independently and collaborate with cross-functional teams.
