In this role, you will assume a pivotal position, overseeing all technical aspects related to facility management for our extensive real estate portfolio, which encompasses residential, commercial, and hospitality properties throughout Cyprus. By joining Exness, you will have the unique opportunity to contribute to the establishment and management of our Facility Management (FM) branch, ensuring seamless operations and maintenance of our valuable assets.

Key Responsibilities:
✅ Collaborate in the establishment of the FM branch, shaping its foundation for success.
✅ Manage the Technical department within the FM branch, leading a team of experts.
✅ Develop and implement efficient maintenance procedures and regulations for optimal asset operations.
✅ Utilize cutting-edge FM software and IT solutions, including BIM models and FM ticket tracking, to streamline processes and enhance transparency.
✅ Oversee the smooth functioning of equipment and MEP systems, coordinating timely maintenance and preventative measures.
✅ Formulate comprehensive FM strategies and maintenance plans tailored to individual assets.
✅ Assess the competence of potential subcontractors for FM, such as elevator and fire alarm systems.
✅ Prepare MEP maintenance budgets, catering to the unique needs of each asset.
✅ Evaluate design solutions and proposed MEP equipment and materials, considering life-cycle costs and future maintenance requirements.
✅ Contribute to the acceptance of general contractor works, commissioning snagging, and pre-maintenance activities.

Desired Qualifications:
🔹 A minimum of 10 years of relevant FM experience.
🔹 At least 5 years of experience as a chief engineer, technical director, or extensive FM experience in the hospitality or Class A office sectors.
🔹 Strong leadership skills with the ability to develop FM strategies and guide engineering teams.
🔹 Proficiency in assessing subcontractor competence, budget preparation, and life-cycle cost analysis.
🔹 In-depth knowledge of MEP systems, including HVAC, water supply, electrical systems, and more.
🔹 Proven problem-solving abilities and a proactive approach to maintenance.
🔹 Familiarity with FM software and expertise in utilizing BIM models.
